New Hampshire home sales jumped 70 percent in November from the year before.

Analysts say sales were better than expected but remain cautious.

The number of sales rose from 700 in November of 2008 to more than 1,100 in November of last year.

Russ Thibeault of Applied Economic Research attributes the increase to one thing: affordability.

He tells New Hampshire Public Radio that in many New Hampshire housing markets, it’s cheaper to own than to rent, due to low prices, low interest rates and home buyer tax credits.

Thibeault expects it will take several years for the state’s housing market to stabilize.
